District Maintenance Manager - Turn Operations

Location: Charleston, SC, United States; field-based maintenance operations with weekend work when needed.

Salary: $80,155–$100,182 annually, plus eligibility for quarterly bonus payments.

What you will do

• Lead field teams responsible for vacant-home maintenance, turn operations, logistics, and daily workflow.
• Hire, train, coach, and guide field technicians while monitoring performance and operational metrics.
• Manage resources, budgets, financials, and KPIs for assigned assets.
• Conduct field training, ride-alongs, inventory checks, and storage-room inspections.
• Oversee quality control, resolve escalated maintenance issues, and ensure company processes and standards are followed.
• Coordinate with vendors and internal departments to support compliance and timely completion of maintenance work.

Requirements

• High school diploma or GED required; a bachelor’s degree or technical training certification is preferred.
• At least five years of progressive responsibility supervising field maintenance, including hands-on use of hand tools and power tools.
• At least two years of project management or related capital-expenditure experience.
• Knowledge of construction, maintenance, or property management operations; HVAC experience is preferred.
• Valid driver’s license, satisfactory driving record, and ability to operate a motor vehicle required.
• Working knowledge of OSHA safety standards, Microsoft Office, data and reporting tools, financial statements, and strong leadership, communication, and problem-solving skills required.
