Area Service Manager (Property Maintenance)

Location: Denver, Colorado, USA; full-time role requiring travel to multiple properties within the geographic area.

Salary: $115,000–$125,000 yearly base salary, plus a target annual bonus.

What you will do

• Manage maintenance operations and provide leadership to on-site service teams across multiple properties.
• Monitor site inspections, service teams, vendors, key performance indicators, turn times, customer satisfaction, and expenses.
• Develop preventive maintenance schedules, operating plans, budgets, cost-saving initiatives, and maintenance programs.
• Identify property maintenance and capital needs and coordinate vendors, internal teams, and capital projects.
• Maintain compliance with company policies, OSHA standards, building codes, affordable housing requirements, and regulatory inspections.
• Coordinate responses to fires, natural disasters, and other emergencies with property teams, leadership, legal, risk, communications, officials, and external agencies.

Requirements

• Bachelor’s degree in engineering, facilities management, or business, or equivalent work experience.
• At least 6 years of experience in property maintenance management.
• Strong knowledge of facilities management procedures, program management, budgeting, training, and program implementation.
• Knowledge of construction systems, building mechanical, HVAC and automation systems, and energy conservation.
• Strong logistical planning, time management, prioritization, leadership, and team development skills.
• Ability to travel to multiple locations within the assigned geographic area.
