Service Manager - College Park (Student Housing Facilities)

What you will do

• Lead service, groundskeeping, housekeeping, and facilities maintenance operations for the assigned property.
• Manage work orders, preventive maintenance plans, property turns, inspections, inventory, and resource allocation.
• Recruit, hire, train, coach, and evaluate team members while coordinating workflow and operational priorities.
• Manage vendor contracts and coordinate services such as landscaping and snow removal.
• Ensure safe, compliant operation and maintenance of facilities equipment and systems in accordance with OSHA requirements.
• Partner with property, regional, and HR teams on budgets, compensation, vendor performance, and operational improvements.

Requirements

• 2–3 years of proven mid- to high-level technical experience in residential facilities maintenance.
• Strong organizational, communication, and leadership skills.
• Experience supporting or leading maintenance teams and property operations.
• Ability to manage work orders, preventive maintenance programs, inspections, vendors, and maintenance performance.
• Ability to work onsite in Morgantown, West Virginia.

Nice to have

• HVAC certification.
• Previous management experience.
