Apartment Maintenance Manager (Property Maintenance)

Location: Tampa, Florida, USA; on-site at the apartment community

Salary: USD 78,000–79,000 yearly, plus a 15% target bonus opportunity and additional customer satisfaction bonuses.

What you will do

• Lead and develop a maintenance team with at least one direct report.
• Manage property maintenance, vendor relationships, service staff, preventive maintenance, apartment turns, and resident service requests.
• Provide high-quality service to residents and team members.
• Communicate property maintenance and capital needs to management and ensure they are addressed.
• Maintain compliance with operating procedures, regulations, and Environmental Health & Safety requirements.
• Manage the maintenance budget while maintaining quality and customer service.

Requirements

• At least three years of technical maintenance and facilities management experience in the property management industry.
• One to three years of experience leading teams in customer service and asset maintenance.
• Mechanical aptitude, troubleshooting ability, strong organization, and attention to detail.
• Reliable transportation and the ability to move heavy equipment and machinery.
• Flexible availability for evenings, weekends, seven-day work weeks when needed, and on-call shifts of at least one week per month.
• Ability to read, write, and speak English.
