Director, Property Management

Location: Charleston, South Carolina, United States

Salary: $100,553–$125,668 annually, plus eligibility for quarterly bonus payments

What you will do

• Oversee daily operations for an assigned residential property portfolio and execute the district’s strategic vision.
• Drive rental growth, occupancy, portfolio profitability, and asset performance through market analysis.
• Manage, mentor, train, and coach the local district team, including more than eight direct reports.
• Monitor rent collection, customer service, tenant turns, maintenance, expenses, leasing, and HOA compliance.
• Analyze monthly financials, manage budgets, recommend process improvements, and advise regional management.
• Handle evictions, escalated resident issues, property dispositions, potential legal matters, and resident retention programs.

Requirements

• Bachelor’s degree in real estate, finance, business management, or an equivalent qualification.
• At least five years of general management experience with full P&L responsibility and management of eight or more direct reports.
• At least five years of progressively responsible operational or related experience; property operations, real estate, or property management experience is preferred.
• A state real estate license is required within 60 days of the start date.
• A valid driver’s license is required.
• Strong communication, planning, budgeting, financial analysis, organization, leadership, employee development, negotiation, conflict resolution, and problem-solving skills.
