Facilities Specialist

Location: Tempe, Arizona, United States; hybrid with a minimum on-site expectation of three days per week

What you will do

• Manage 250–300 monthly facilities maintenance work orders across dealerships and vehicle reconditioning centers.
• Assign work to qualified vendors, monitor completion, establish approval thresholds, and maintain service-level accountability.
• Coordinate repairs and facility concerns with landlords, property managers, utility providers, brokers, and internal stakeholders.
• Review and negotiate vendor proposals, track maintenance budgets and expenditures, and identify cost-saving opportunities through data analysis.
• Develop preventive maintenance programs and support inspections, corrective actions, OSHA compliance, building-code compliance, and operational standards.
• Support multi-trade maintenance projects and capital improvements, including timelines, budgets, deliverables, and an after-hours support rotation.

Requirements

• 3–5 years of experience in commercial real estate, property management, facilities management, construction, or a related field.
• Bachelor’s degree or equivalent experience preferred.
• Working knowledge of commercial building systems, including HVAC, electrical, and plumbing.
• Experience coordinating repairs, maintenance activities, vendors, and contractors.
• Proficiency with Microsoft Excel and Microsoft Office, with the ability to analyze budgets, expenditures, maintenance data, and vendor metrics.
• Availability for a shared after-hours maintenance support schedule and on-site work at least three days per week.

Nice to have

• Experience with CMMS or work-order platforms.
• Experience supporting geographically dispersed, multi-site facility operations.
• Knowledge of preventive maintenance programs, facilities budgeting, capital improvements, vendor performance management, OSHA requirements, and building codes.
