Facilities Manager-- EPA Required (HVAC)

Location: Alight Fullerton, Fullerton, California, United States; onsite at the assigned property. Periodic travel and on-call duties may be required.

Base salary: $85,000–$100,000 USD annually, plus bonus and benefits.

What you will do

• Manage building services and preventive maintenance programs in compliance with company procedures, government, state, and OSHA regulations.
• Oversee HVAC, plumbing, electrical, mechanical, building automation, life safety, elevators, roofing, and other major property systems.
• Lead Facilities Technicians, prioritize service requests, review work quality, and ensure timely completion of emergency and routine repairs.
• Manage facilities budgets, vendors, contractors, bids, deliveries, schedules, spare parts, tools, and inventory.
• Conduct property inspections, document deficiencies, prepare reports, and track recurring equipment failures and work orders.
• Coordinate unit-turn preparation, emergency preparedness, safety procedures, lock management, and capital facilities planning.

Requirements

• High school diploma/GED, trade school diploma, or military training.
• 8 years of relevant experience managing building systems in multi-unit residential properties and 5 years of supervisory experience.
• 5 years of experience with building automation systems and life safety systems.
• EPA 608 Universal certification and HVAC/EPA 608 Universal certification required.
• Expertise in plumbing, HVAC, electrical, and mechanical systems; boiler operator or Stationary Engineer certificate/license.
• Valid driver’s license, basic Microsoft Office and CMMS knowledge, ability to read technical documents, stand for 8 or more hours daily, and lift up to 100 lbs.

Nice to have

• Certified Pool Operator certification, or willingness to obtain it within six months.
