Project Manager - Land/ROW

Location: Dallas, Texas, United States. The role involves nationwide field operations and may require up to 75% travel, with project-specific assignments potentially requiring more.

Salary: USD 91,000–107,900 per year, plus potential participation in an annual discretionary bonus program.

What you will do

• Manage a portfolio of land and right-of-way projects for long-term electric transmission programs.
• Oversee regulatory planning, routing, survey permissions, title, acquisition, eminent domain, construction, reclamation, and project closeout.
• Develop project plans, estimates, budgets, procedures, deliverables, mitigation plans, and execution strategies.
• Lead, develop, train, and mentor project teams while managing direct reports and performance processes.
• Manage client relationships, proposals, sales meetings, project controls, profitability, and backlog reporting.
• Conduct complex negotiations, provide expert witness testimony when required, and ensure compliance with regulatory requirements.

Requirements

• Bachelor’s degree in real estate, business, management, or a related field, or equivalent applicable experience.
• 7–10 years of related experience, including 3–5 years in senior management.
• Experience writing and responding to proposal requests, including project and land acquisition budgets.
• Experience managing linear projects such as pipelines or electric transmission lines.
• Strong leadership, project management, communication, negotiation, conflict management, organizational, and problem-solving skills.
• Intermediate or better proficiency with Microsoft Office and land management database applications; ability to work in a matrix organization and maintain flexible evening or weekend hours when required.

Nice to have

• Experience in the energy sector, oil and gas, power, utilities, wind, or solar.
• PMP certification or enrollment in a PMP certification class.
• Recent experience as a Right of Way Land Manager in land project management.
