Location: Seattle, WA

Salary: $125,000–$145,000 per year, plus a performance-based bonus and potential investment participation.

Great Expectations is a Seattle-based real estate investment and development company focused on affordable and workforce housing, working with affiliated property management company hirify.global across the Pacific Northwest.

What you will do

  • Own and continuously update business plans for a portfolio of affordable and workforce housing properties.
  • Review financial performance, rent rolls, occupancy, leasing activity, collections, expenses, budgets, maintenance, and physical conditions.
  • Identify causes of underperformance, establish recovery plans with property management, and follow through on improvements.
  • Maintain property-level financial models and forecasts while monitoring debt, reserves, DSCR, covenants, maturities, and lender requirements.
  • Evaluate and help execute refinancing, recapitalization, disposition, capital expenditure, and other asset strategy initiatives.
  • Oversee the effectiveness of affordable housing compliance, regulatory reporting, inspections, findings, and corrective actions.

Requirements

  • Approximately 3–7+ years of relevant real estate experience in asset management, acquisitions, lending, investment sales, private equity, development, or finance.
  • Strong real estate underwriting, financial modeling, and analytical skills.
  • Understanding of how multifamily properties generate revenue and expenses.
  • Ability to analyze financial statements, rent rolls, and operating data and form clear recommendations.
  • Clear communication skills and the ability to work with property managers, lenders, investors, attorneys, regulators, and senior leadership.
  • Ability to work in Seattle, WA and visit properties regularly.

Nice to have

  • Experience with LIHTC, HUD, Section 8/HAP, tax-exempt bonds, affordable housing regulatory agreements, or other housing programs.
  • Direct affordable housing experience.
