Focus on structuring acquisitions, preservation, dispositions, recapitalizations, and compliance-period assessments while preparing accurate applications and actionable research.

Location: Madison, WI, with a hybrid work arrangement

Salary: $62,000–$95,610 for Madison, WI; $75,500–$105,180 for Chicago, IL.

What you will do

  • Support transaction structuring and build or update financial models integrating tax credit programs, incentives, and alternative financing sources.
  • Assist with securing debt, equity, and other financing, including support for negotiations with funding partners.
  • Contribute to acquisition, preservation, disposition, recapitalization, and portfolio strategy assignments for real estate clients.
  • Support transactions involving low-income and historic tax credits by preparing applications and value-maximization analyses.
  • Research industry and technical topics, compile data, and present clear, actionable findings.
  • Provide consulting support and additional real estate analyses, including market-rate projects, syndicated transactions, and end-of-compliance-period assessments.

Requirements

  • Four-year degree and at least one year of professional experience.
  • Strong Microsoft Office skills, particularly Excel and Word, with the ability to navigate and update complex financial models.
  • Ability to prepare accurate applications, supporting documentation, and detail-oriented client deliverables.
  • Strong written and verbal communication skills, including professional email drafting and clear project updates.
  • Ability to manage multiple priorities, meet deadlines, work independently, and seek guidance when needed.
  • Commitment to client service, continuous learning, critical thinking, and accuracy.

Nice to have

  • Two to three years of experience in financial modeling and/or low-income housing tax credit applications.
  • Experience with affordable housing funding sources such as LIHTC, HOME, FHLB, and HUD programs.
  • Interest in real estate transactions and the LIHTC industry.
