Location: Madison, Wisconsin, United States

Salary: $84,000–$164,300 per year for the US national range; California range is $77,800–$164,300.

What you will do

  • Support transaction structuring and financial modeling across multiple tax-credit programs, incentives, and nontraditional financing sources.
  • Assist with securing debt, equity, and other financing, including negotiations with funding partners.
  • Support acquisition, preservation, disposition, recapitalization, and portfolio strategy assignments for real estate clients.
  • Prepare application materials and perform analyses for low-income and historic tax-credit transactions.
  • Research industry and technical topics, compile data, and present actionable findings.
  • Provide consulting support for clients’ strategic, financial, and operational objectives, including market-rate and syndicated transactions.

Requirements

  • Four-year degree.
  • At least three years of professional experience.
  • Three or more years of experience in financial modeling and/or LIHTC applications.
  • Experience with affordable housing funding sources such as LIHTC, HOME, FHLB, and HUD programs is strongly preferred.
  • Strong Microsoft Office skills, particularly Excel and Word, including the ability to update complex financial models.
  • Strong communication, organization, attention to detail, critical thinking, and client-service skills.

Nice to have

  • Experience preparing accurate, detailed applications and supporting client documentation.
  • Knowledge of applicable affordable housing programs, policies, and strategies.
  • Interest in real estate transactions and the LIHTC industry.
