Maintenance Technician, Full-Time (HVAC)

Location: The Magnolia at Auburn, Auburn, Alabama, United States; work is performed at the assigned property and may require periodic travel.

What you will do

• Respond to maintenance and repair requests and complete service documentation, including parts and follow-up requirements.
• Perform preventive maintenance, diagnostics, and repairs across HVAC, plumbing, electrical, building automation, generators, elevators, roofing, and other property systems.
• Monitor and test life-safety systems, including fire alarms, sprinklers, emergency lighting, smoke detectors, and fire pumps.
• Inspect apartments and common areas, prepare units for turnover, and maintain property standards.
• Coordinate vendor deliveries, contractor schedules, maintenance assignments, supplies, and inventory.
• Handle after-hours emergencies, on-call duties, pool maintenance, pressure washing, snow removal, and general upkeep.

Requirements

• High school/GED or trade school diploma, plus 3–5 years of full-time general maintenance experience or equivalent experience.
• HVAC and EPA 608 certification covering Core, Type I, II, and III.
• Certified Pool Operator certification or willingness to obtain it within six months.
• Knowledge of key management, security, safety procedures, and basic computer systems, including Entrata, CMMS, and Building Automation systems.
• Valid driver’s license, clear communication skills, dependable attendance, and willingness to travel when required.
• Ability to work flexible schedules, including after-hours and weekend emergencies, stand for 8 hours or longer, and lift up to 100 lbs.
