Maintenance Technician (HVAC)

Location: Laurel, Maryland, United States; supports properties in the Baltimore and Laurel area portfolio. On-site inspections, repairs, and weekend or after-hours work are required.

Salary: $58,000–$68,000 per year, equivalent to $28.00–$33.00 per hour.

What you will do

• Inspect properties, identify safety hazards, and complete or coordinate repairs involving lighting, minor electrical work, painting, carpentry, concrete, caulking, potholes, roof leaks, and site cleanliness.
• Communicate with Property Management, tenants, security, porters, landscapers, and other property personnel to resolve operational issues.
• Coordinate contractor scopes of work and monitor progress on asphalt, painting, concrete, lighting, and other property projects.
• Manage the electrical contractor and lighting repair process, including inspection reports, repair proposals, lighting timers, and follow-up.
• Support marketing, janitorial, security, landscaping, and tenant coordination activities as needed.
• Maintain company vehicles, tools, supplies, property appearance, and compliance with OSHA and other applicable standards.

Requirements

• At least 3 years of experience in a maintenance position.
• High school diploma or equivalent and a valid driver’s license required.
• Practical knowledge of tools, safe work practices, and mechanical repairs; experience or training in electrical, plumbing, and/or HVAC is relevant.
• Ability to work independently, prioritize tasks, communicate status, and solve problems in a fast-paced team environment.
• Ability to climb ladders or scaffolding, lift up to 50 pounds, work on ladders up to 16 feet, walk the property 3–4 times daily, and stand for up to 6 hours.
• Flexibility to work weekends and after hours is required.
