Property Engineer (HVAC)

Location: North Bethesda, Maryland, United States; on-site property operations

Salary: $31.00–$36.00 per hour

What you will do

• Perform day-to-day maintenance for assigned retail properties.
• Diagnose problems and complete or coordinate repairs involving HVAC, plumbing, electrical systems, structural systems, roofing, building envelopes, interiors, and flooring.
• Implement maintenance best practices and maintain properties to a high standard.
• Coordinate security, janitorial, landscaping, roofing, mechanical, electrical, plumbing, fire alarm, storm water, snow removal, pest control, elevator, towing, and other contract services.
• Communicate with contractors to address performance issues, direct repairs, and resolve maintenance concerns.
• Support marketing, leasing, development, and construction departments while communicating with tenants.

Requirements

• High school diploma or equivalent.
• 5+ years of hands-on building engineering and maintenance experience.
• Working knowledge of HVAC, electrical, plumbing, and general building repairs.
• Valid driver's license with a clean driving record.
• Good verbal and written communication skills; proactive, self-motivated, and able to work independently.
• Ability to lift up to 40 pounds, use hand tools, climb ladders, use facility management software, and respond to emergency calls; weekend and overtime work may be required.

• HVAC, EPA Universal, electrical, or similar industry certifications.
