Director, Capital Projects (Student Housing)

Location: Chicago, Illinois, United States; willingness to travel 50% or more annually is required. Candidates must be eligible to work in the United States; visa sponsorship is not available.

Salary: $145,000–$160,000 USD annually, plus bonus and benefits.

What you will do

• Lead, develop, and administer the Capital Management team, including Project Managers.
• Direct capital development initiatives, project requirements, prioritization, integration, budgets, and long-term capital programs.
• Prepare annual capital expenditure budgets and maintain the portfolio’s 10-year Capex Plan.
• Develop scopes of work, value-engineered solutions, budgets, approvals, quality controls, and project closeout documentation.
• Conduct inspections and assessments, monitor project status and budget performance, and maintain warranty information.
• Support property and on-site teams through training, energy conservation initiatives, workflow direction, and vendor management.

Requirements

• 10+ years of project management and supervisory experience, preferably in student housing or a similar multifamily sector.
• College degree or equivalent professional experience; Engineering or Construction Management education is preferred.
• Demonstrated knowledge of vertical and horizontal buildings and high-rise boiler and chiller systems.
• Knowledge of OSHA standards, federal, state, and local laws, bidding requirements, management agreements, and project approvals.
• Strong problem-solving, communication, leadership, planning, prioritization, and follow-through skills.
• Must be eligible to work in the United States without visa sponsorship and able to travel 50% or more annually.
