Facilities Manager (HVAC)

Location: The Grove at Huntsville, Huntsville, Texas, United States; onsite at the assigned property with periodic travel and on-call responsibilities.

What you will do

• Manage building services, preventive maintenance programs, day-to-day facility operations, and emergency repairs.
• Oversee HVAC, plumbing, electrical, mechanical, building automation, life-safety, roofing, elevator, generator, UPS, and other major building systems.
• Lead Facilities Technicians, prioritize service requests, review completed work, and ensure quality and timely completion.
• Conduct property inspections, identify safety, health, code, and maintenance issues, and prepare written reports and recommendations.
• Manage facilities budgets, vendors, bids, contracted work, deliveries, spare parts, tools, warranties, and maintenance records.
• Oversee unit-turn preparation, hire and develop facilities staff, support emergency preparedness, and coordinate facilities and capital projects.

Requirements

• Eligible to work in the United States; visa sponsorship is not available.
• High school diploma/GED, trade school diploma, or military training.
• 8 years of relevant experience managing building systems in multi-unit residential properties, including 5 years of supervisory experience.
• 5 years of experience with building automation and life-safety systems.
• EPA 608 Universal/HVAC certification, Certified Pool Operator certification or willingness to obtain it within six months, and a Boiler Operator or Stationary Engineer certificate/license.
• Expertise in plumbing, HVAC, electrical, and mechanical systems; ability to use Microsoft Office and CMMS; valid driver’s license; and ability to stand for 8 hours or longer and lift up to 100 pounds.
