Preconstruction Project Executive - Design Manager (Design-Build)

What you will do

• Lead design-build preconstruction efforts from pursuit through handoff to operations.
• Establish design management plans, schedules, milestones, decision logs, and deliverable requirements.
• Analyze RFP/RFQ and contract documents to identify scope, performance criteria, risks, deliverables, and proposal requirements.
• Coordinate trade managers, MEP, scheduling, VDC, estimating, design teams, owners, and trade partners.
• Manage design coordination, constructability reviews, owner and designer decisions, procurement planning, and scope responsibilities.
• Prepare bid and budget proposals, cost-saving solutions, proposal narratives, and technical and financial presentations.

Requirements

• Experience leading design-build pursuits and preconstruction, including design management and A/E deliverable coordination.
• Strong understanding of design-build procurement, RFP requirements, compliance matrices, risk registers, and design management narratives.
• 5–10 years of commercial general contracting preconstruction or operations experience preferred.
• Bachelor’s degree in engineering, construction management, architecture, or a related field preferred.
• Knowledge of building codes and LEED requirements, with strong communication, critical-thinking, problem-solving, decision-making, and attention-to-detail skills.
• Proficiency with Microsoft Office Suite, especially Excel, and Adobe products including Bluebeam.
