Maintenance Manager

Location: Helix 24, Lawrence, Kansas, United States; work is performed onsite at the assigned property and may require periodic travel.

What you will do

• Manage building services, preventive maintenance programs, troubleshooting, and daily facilities operations.
• Oversee HVAC, plumbing, electrical, mechanical, building automation, fire protection, and other major building systems.
• Lead Facilities Technicians, prioritize work orders, inspect completed work, and ensure emergency and routine repairs meet company standards.
• Manage facilities budgets, capital work, spare parts, tools, equipment records, and inventory.
• Coordinate contracted work, vendor bids, pricing, deliveries, schedules, and performance.
• Conduct property inspections, prepare reports, support unit turnover preparation, and participate in emergency preparedness as essential personnel.

Requirements

• High school diploma/GED, trade school diploma, or military training.
• 8 years of relevant experience managing building systems in multi-unit residential properties and 5 years of supervisory experience.
• 5 years of experience with building automation and life safety systems.
• EPA 608 Universal and HVAC certifications; Boiler Operator or Stationary Engineer certificate/license.
• Certified Pool Operator certification, or willingness to obtain it within six months.
• Expertise in plumbing, HVAC, electrical, and mechanical systems; basic Microsoft Office and CMMS knowledge; valid driver's license; ability to stand for 8 or more hours and lift up to 100 lbs.
