Assistant Community Manager (Student Housing/Property Management): Supporting the General Manager in operating a student housing community, including staff leadership, resident accounts, facilities, financial performance, sales, and customer experience with an accent on property operations, account administration, and resident service. Focus on coordinating turnover and move-in processes, maintaining property standards, managing receivables and collections, and using KPIs to achieve sales and revenue goals.

Location: Hillside San Marcos, San Marcos, Texas, United States; work is performed at the assigned property.

What you will do

  • Support the General Manager in maintaining successful operational and financial performance of the property and act as General Manager during absences.
  • Lead, coach, hire, retain, and train onsite staff while ensuring compliance with Fair Housing, safety, and company policies.
  • Manage resident accounts, utility billing, accounts receivable, audits, notices, evictions, move-ins, room assignments, transfers, move-outs, and turnover processes.
  • Inspect the property, apartments, amenities, and common areas; coordinate preventative maintenance, work orders, vendors, and property improvements.
  • Prepare month-end reports, reconcile accounts, enforce fee and collection policies, assess move-out damages, and manage final billing or refunds.
  • Lead customer sales and experience initiatives, conduct market surveys, manage promotions, and use KPIs to support sales and revenue goals.

Requirements

  • At least 1 year of experience working in living communities or property management.
  • Proficiency with property management systems; Entrata experience is preferred.
  • Exceptional written and verbal communication skills, meticulous attention to detail, and a customer-centric mindset.
  • Eligibility to work in the United States is required; visa sponsorship is not available.
  • Regular onsite work is required at the assigned property, with daytime business hours plus additional non-traditional hours during peak periods and emergencies.
  • Periodic travel may be required.
