Preconstruction Manager (Tenant Improvement)

What you will do

• Lead and complete the preconstruction process for commercial tenant improvement and renovation projects valued at $500K–$60M.
• Prepare estimates from schematic design through construction documents, including General Conditions and Construction Requirements.
• Develop and negotiate large-trade subcontractor scopes, manage project scope and cost, and complete buyout.
• Coordinate logistics, schedules, staffing, and project delivery with Operations personnel.
• Support business development by pursuing new work, identifying leads, and developing client relationships.
• Train and mentor preconstruction team members and oversee junior staff.

Requirements

• 8+ years of preconstruction or related experience with a commercial general contractor or major subcontractor.
• Relevant college degree in Construction Management, Construction Engineering, or an equivalent field.
• Experience leading projects from award through buyout and developing RFQ/RFP response narratives.
• Experience with negotiated/CM and lump-sum projects, including a record of successful wins.
• Knowledge of local construction practices, means and methods, buyout strategies, and risk factors involving contracts, insurance, schedules, and safety.
• Advanced working knowledge of Destini Estimator, Onscreen Takeoff, BIM, Excel, or comparable preconstruction technologies.

Nice to have

• Design/build experience.
• Experience with Procore, Revit, or SketchUp.
• Interest in integrated project delivery, process improvement, and construction technology.
