Division Vice President of Land Acquisition

Location: Myrtle Beach, South Carolina, United States. The role involves a typical office environment, construction sites, flexible work hours, and some travel.

What you will do

• Develop and execute land strategies targeting specific product types, submarkets, and acquisition structures.
• Source, negotiate, contract, and execute land acquisitions and land sales.
• Conduct market research covering employment, demographics, sales volume, competition, land use, and jurisdictional fees.
• Prepare land approval submissions, identify risks and opportunities, and maintain operating metrics.
• Partner with the Division President and finance personnel on strategic planning and annual business plans.
• Recruit, lead, develop, and retain the land acquisition department.

Requirements

• College degree in engineering, architecture, construction, or planning.
• Seven to ten years of progressively responsible experience in land acquisition, real estate development, construction project management, land brokerage, market research, financial analysis, or forward planning.
• Knowledge of engineering drawings and development scheduling.
• Strong leadership, project management, budgeting, networking, communication, and relationship-building skills.
• Ability to analyze financial documents, prepare acquisition packages, create work plans, present findings, and assess market viability, construction costs, and building rights.
• Proficiency with Microsoft Outlook, Word, and Excel; ability to negotiate complex legal documents.
