Preconstruction Manager (Construction)

What you will do

• Lead and complete the preconstruction process for projects up to $50M.
• Prepare estimates from schematic design through construction documents, including general conditions and construction requirements.
• Develop trade subcontractor scopes, negotiate with subcontractors, and manage scope and cost through buyout.
• Coordinate logistics, scheduling, staffing, and preconstruction activities with Operations personnel.
• Support business development by pursuing new work, developing client relationships, and preparing project pursuit responses.
• Train and mentor preconstruction team members and contribute to professional community organizations.

Requirements

• 8+ years of preconstruction or related experience with a commercial general contractor or major subcontractor.
• Relevant college degree in Construction Management, Construction Engineering, or an equivalent field.
• Experience leading projects from award through buyout and overseeing junior team members.
• Experience with 3D models for preconstruction, negotiated/CM projects, and lump-sum projects.
• Knowledge of local construction practices, means and methods, buyout strategies, conceptual estimating, and project risk factors.
• Ability to work on-site in Austin, including outdoor conditions, uneven surfaces, stairs or ladders, equipment movement, and consistent attendance.

Nice to have

• Design/build experience.
• Experience with Procore, Revit, or SketchUp.
• Advanced working knowledge of Destini Estimator, Onscreen Takeoff, BIM, Excel, or comparable preconstruction technologies.
