TL;DR
Operational Ownership Lead (Real Estate Development): Coordinating the technical and operational integrity of multifamily development projects from predevelopment through construction completion with an accent on consultant procurement, stakeholder alignment, milestone tracking, and design documentation. Focus on maintaining integrated project schedules, resolving complex design and construction issues, validating commercial changes, and keeping projects aligned with operational and financial goals.

Location: Irvine, California, United States. The role requires 5-day, Monday-Friday physical co-location and daily collaboration.

Annual base salary: $150,000–$170,000, with potential additional bonuses or incentive compensation.

What you will do

  • Coordinate consultant procurement, contracting, onboarding, scopes, deliverables, and billing validation.
  • Align design consultants, internal stakeholders, and field operations through recurring coordination meetings and milestone tracking.
  • Manage the Integrated Project Schedule across development, design, design-for-execution, preconstruction, and construction.
  • Track milestone-gate deliverables, identify risks, and remove roadblocks before construction release.
  • Lead cross-functional design coordination and resolve technical, commercial, budget, and documentation issues.
  • Represent the owner during construction by supporting decisions on RFIs, submittals, field revisions, and final drawing coordination.

Requirements

  • Bachelor’s or master’s degree in architecture, engineering, construction management, or a related field.
  • 4–6 years of experience, including at least two of the following: development, design management, and construction; multifamily experience is preferred.
  • Deep knowledge of project phasing, execution risks, and owner-driven design changes.
  • Ability to manage multiple teams and projects while maintaining quality and consistency.
  • Experience creating scalable tools and processes for design validation and documentation workflows.
  • Proficiency with Excel, Bluebeam, and Procore.
