Regional Maintenance Director, Multifamily

Location: Austin, Texas, USA; travel between properties is required, up to 50% of the time.

Salary: $93,500–$110,000 annually

What you will do

• Implement and enforce maintenance policies, procedures, performance standards, and work-order metrics across the region.
• Review property inspections, open work orders, quality-control checks, unit turns, preventive maintenance, rehabilitations, and capital projects.
• Manage maintenance and turnover budgets, identify cost-reduction opportunities, and oversee regional contractor agreements.
• Provide on-site direction, guidance, safety training, and technical training to maintenance personnel, supervisors, and property management staff.
• Audit properties, maintain equipment inventories, and develop plans for changes in local, state, and federal maintenance codes.
• Support recruiting and interviewing for maintenance roles and build effective relationships with residents, contractors, and property staff.

Requirements

• High school diploma, GED, trade, technical, or vocational school education.
• 5+ years of related experience and 2+ years of leadership experience.
• Knowledge of building and grounds maintenance, including electrical, plumbing, HVAC, painting, carpentry, and groundskeeping.
• Knowledge of HUD regulations, Fair Housing, the Americans with Disabilities Act, Landlord-Tenant Law, OSHA standards, and applicable building codes.
• Ability to supervise maintenance programs, analyze inspection information, prepare reports, manage records, and read sketches and blueprints.
• Ability to travel between properties and work outdoors in varying weather conditions; physical ability to stand, walk, climb stairs or ladders, and lift or move up to 50 pounds.
