Building Operator (HVAC)

Location: Onsite at 700 University Ave, Toronto, Ontario, Canada. Rotating weekday shifts: 7:00 a.m.–3:00 p.m., 8:00 a.m.–4:00 p.m., or 12:00 p.m.–8:00 p.m., with overtime and on-call participation as required.

Salary: CAD 64,317–74,000 per year.

What you will do

• Operate and maintain electrical, mechanical, HVAC, plumbing, building automation, and life safety systems.
• Perform preventive maintenance, unscheduled repairs, inspections, and equipment troubleshooting.
• Maintain machine rooms, electrical rooms, pump rooms, vacant suites, ventilation, air quality, and filter replacement schedules.
• Respond to tenant, property management, and emergency requests while maintaining strong tenant relationships.
• Coordinate on-site vendors and verify compliance with safety policies and operational requirements.
• Manage third-party reporting and communicate unusual conditions or completed work to the Operations Manager.

Requirements

• 4–6 years of commercial building operations experience.
• Diploma or certificate in Building Systems, HVAC, Building Environmental Systems (BES I/II), or a related technical field from a recognized Ontario college.
• Knowledge of building mechanical and electrical equipment, HVAC, plumbing, building automation, and preventive maintenance programs.
• Valid driver’s license and access to a vehicle.
• Must be authorized to work full-time in Canada; visa sponsorship is not available.
• Must be willing to work rotating shifts, overtime, and an on-call schedule.

Nice to have

• Knowledge of WHMIS, lockout/tagout, fall protection, and mold safety procedures.
• Proficiency with Microsoft Suite, Access, and DDC systems.
• Strong communication, organization, time management, multitasking, and teamwork skills.
