Associate Director Pre-Lease Due Diligence Program Manager (Data Center Construction)

Location: San Francisco, California, United States preferred; other locations and remote work will be considered for the right candidate. Minimal travel of approximately two days per month.

Salary: $170,000–$200,000 per year base salary.

What you will do

• Lead pre-lease technical due diligence for a portfolio of candidate hyperscale data center sites.
• Direct reviews of site constraints, developer budgets, long-lead equipment pricing, schedules, utility milestones, and critical paths.
• Own site risk registers, grade findings, quantify cost and schedule exposure, assign actions, and drive mitigation to closure.
• Manage civil, environmental, geotechnical, MEP, cost, and schedule consultants and review their deliverables for quality.
• Act as the client’s primary technical contact throughout the transaction, supporting term sheet and lease negotiations.
• Maintain diligence governance and reporting, then hand over the documented assumptions, findings, and open risks at lease execution.

Requirements

• At least 10 years of relevant experience; a degree is not required.
• Experience in data center development, mission-critical facilities, hyperscale buildings, site due diligence, pre-lease investigation, or transferable land development work.
• Working knowledge of data center construction, including power, cooling, and long-lead equipment.
• Strong program and risk management skills, with the ability to manage multiple concurrent deals and make decisions with incomplete information.
• Ability to interpret contract requirements, construction drawings, specifications, and construction methods.
• Excellent written and verbal communication, technological proficiency, and familiarity with MS Suite and Google Workspace; ability to follow site HSSE policies.
