Director, Preconstruction (AI)

Location: AMER; travel of up to 35% may be required based on business needs.

Salary: $170,000–$270,000 USD base salary per year, plus potential bonus, equity, and/or commission.

What you will do

• Lead, mentor, and develop Preconstruction Managers and Analysts, including workload allocation, performance management, recruiting, and succession planning.
• Oversee CapEx proformas, conceptual estimates, GC RFP reviews, integrated cash flow and cost ledgers, and revenue-ready date forecasting across active and prospective data center projects.
• Review and approve take-offs, cost estimates, contractor pricing validations, and Prime Contractor Budget Reviews from the conceptual phase through IGMP.
• Evaluate contractor, subcontractor, colocation provider, power entity, design, and consultant proposals for scope completeness, cost competitiveness, and schedule integrity.
• Partner with Commercial Management, Sales, Site Selection, Design/Engineering, Construction, Energy, Procurement, Project Controls, and Finance on capital deployment and project development decisions.
• Drive risk mitigation, estimating workflow standardization, cost database improvements, digital tool adoption, executive presentations, and commercial negotiations.

Requirements

• Bachelor's degree in Construction Management, Engineering, or a relevant discipline, or equivalent education and experience.
• 10+ years of related preconstruction or construction management experience.
• Experience managing Preconstruction Managers or Senior Estimators and leading experienced professionals.
• Expertise in CapEx proformas, conceptual estimating, cash flow modeling, GC RFP reviews, and Prime Contractor Budget Reviews.
• Strong understanding of construction documents, including drawings, specifications, and contracts, with the ability to manage multiple high-value projects.
• Proficiency with Excel, PowerPoint, SharePoint, and Word, plus strong communication skills across trade, client, and executive stakeholders.
