Senior Director, Preconstruction (Data Centers)

Location: Based in Phoenix, AZ; Dallas, TX; or Northern Virginia, with consideration for other major metropolitan markets for exceptional candidates.

Salary: $200,000–$230,000 plus bonus

What you will do

• Lead preconstruction for ground-up data center developments from site diligence through GMP and financial close.
• Establish organization-wide preconstruction standards, processes, and best practices.
• Provide executive-level cost, schedule, and risk guidance to senior leadership.
• Optimize data center designs for cost, constructability, scalability, and operational efficiency.
• Oversee conceptual, schematic, and GMP-level estimates, contractor proposal evaluations, value engineering, and constructability reviews.
• Partner with Land Enablement, Engineering, Finance, Construction Execution, Operations, utilities, contractors, vendors, and investors.

Requirements

• Extensive experience with data center design drivers, critical facility construction, cost structures, and development.
• Proven leadership experience managing preconstruction teams within a data center developer or general contractor environment.
• Strong knowledge of power density, redundancy configurations, cooling systems, utility interconnections, phasing, and speed-to-market strategies.
• Experience estimating electrical, mechanical, structural, site development, utility extension, and long-lead equipment costs.
• Ability to develop and refine project budgets, identify risks, support underwriting, and negotiate with general contractors and trade partners.
• Ability to build, mentor, and manage a high-performing preconstruction organization.
