Director, Preconstruction Scheduling, NA

Location: United States — Denver, CO; Phoenix, AZ; Santa Clara, CA; or Ashburn, VA. Hybrid role with up to 25% travel, potentially increasing over time.

Salary: $200,000–$230,000 annual base salary plus bonus. Compensation may vary by location, qualifications, skills, and experience.

What you will do

• Develop and govern standardized preconstruction scheduling templates, logic, workflows, and methodologies for hyperscale and AI-ready data center developments.
• Build early-stage schedules covering site validation, due diligence, market feasibility, design development, permitting, procurement, contractor onboarding, and mobilization.
• Evaluate schedule risks related to labor availability, contractor capacity, permitting, productivity, market conditions, sequencing, constructability, and logistics.
• Coordinate with design partners, engineers, development, energy management, project controls, and construction teams to align schedule baselines and dependencies.
• Support bid cycles, GMP development, early procurement, schedule risk analysis, forecasting, and scenario planning.
• Deliver coordinated schedules to construction teams and use execution lessons learned to improve future templates, handoffs, and governance.

Requirements

• Bachelor’s degree in Construction Management, Engineering, Project Controls, or a related field.
• 10+ years of experience in scheduling, project controls, or preconstruction for large-scale or hyperscale developments.
• Deep expertise in critical path method scheduling, design and preconstruction workflows, power-related scheduling, labor productivity, and market dynamics.
• Experience evaluating contractor capability, schedule inputs, productivity assumptions, staffing plans, and readiness across concurrent large-scale projects.
• Strong knowledge of schedule risk analysis, forecasting, scenario planning, and alignment between schedule, cost, and project controls governance.
• Proficiency with enterprise scheduling tools, including Primavera P6 or similar platforms, plus strong analytical, communication, and cross-functional leadership skills.
