Land Development Project Manager (Civil Construction)

Location: Harrisonburg / Staunton area, Virginia, United States; overnight travel may be required.

Salary: $75,000–$105,000+ per year, potentially including bonuses, commissions, or other cash incentives.

What you will do

• Manage vendors and contractors developing raw land, finished lots, infrastructure, homes, landscaping, parks, and community amenities.
• Review civil improvement plans, geotechnical evaluations, landscape plans, specifications, contracts, and as-built documentation.
• Oversee development schedules, critical-path sequencing, milestones, inspections, delays, and communication with internal and external stakeholders.
• Coordinate with civil engineers, subcontractors, utility companies, jurisdictional officials, and homebuilding superintendents.
• Support bidding and contract awards by preparing scopes of work, bid packages, quantities, pay scales, budgets, and field purchase orders.
• Monitor market pricing, budget shortfalls, site issues, SWPPP and dust-control practices, and compliance with applicable codes and regulations.

Requirements

• Associate degree or equivalent from a two-year college or technical school.
• Three years of related experience in civil construction, landscaping, irrigation systems, hardscape installation, or maintenance.
• Valid driver’s license and access to a vehicle.
• Proficiency with scheduling software, Microsoft Office, and email.
• Ability to follow written and oral instructions, manage multiple tasks, communicate effectively, and maintain attention to detail.
• Ability to travel overnight when required.
