Director of Operational Finance (Real Estate)

Location: Nashville, Tennessee, United States; full-time, in-office at the corporate headquarters

What you will do

• Support weekly, monthly, and quarterly financial reporting, including NOI performance, variance analysis, occupancy, leasing trends, and operational KPI dashboards.
• Develop and refine portfolio performance KPIs covering retention, cash leasing spreads, absorption, and leasing metrics.
• Support annual budgeting, forecasting, reforecasting, property-level financial modeling, and scenario analysis.
• Develop process improvements, reporting frameworks, dashboards, and analytical tools that improve efficiency, standardization, and reporting accuracy.
• Implement and enhance MRI, Power BI, Excel-based reporting tools, and other analytical platforms.
• Partner with Asset Management, Accounting, IT, Leasing, Operations, and Corporate Finance on reporting, systems, controls, and process redesign.

Requirements

• 8–12+ years of experience in commercial real estate finance, property accounting, or real estate operations.
• Strong experience with property-level budgeting, forecasting, variance analysis, financial statements, operating expenses, recoveries, leasing activity, and NOI drivers.
• Advanced analytical and financial modeling skills with expert-level Excel proficiency.
• Experience developing reporting packages, dashboards, KPIs, and operational analytics.
• Experience with MRI or a similar real estate accounting and property management system.
• Experience managing and developing finance professionals, with a strong accounting foundation and cross-functional collaboration skills.

Nice to have

• Experience in medical office, office, retail, industrial, or similar commercial real estate operations.
