Maintenance Tech II

Location: Philadelphia, PA, United States; regular travel between properties is required.

What you will do

• Troubleshoot and perform light to major repairs or replacements involving electrical, HVAC, plumbing, structural, and other building systems.
• Complete periodic maintenance and high-quality handyman repairs in guest rooms and shared spaces, including furniture, doors, windows, patching, painting, and hardware.
• Conduct apartment walkthroughs, maintenance checks, and safety-related activities in accordance with OSHA, ADA, and other applicable regulations.
• Coordinate, instruct, and supervise third-party contractors and specialized trades.
• Organize and document project information, maintenance updates, and work areas.
• Assist with guest issues, property onboardings, and broader hospitality operations as market and team needs require.

Requirements

• At least 4 years of maintenance experience as a Maintenance Technician II or equivalent.
• High school diploma or equivalent and certification in a skilled trade such as HVAC, electrical, or carpentry.
• Strong knowledge of mechanical, electrical, plumbing, and HVAC systems.
• Ability to work independently, solve problems, communicate professionally, and maintain attention to detail.
• Flexible schedule, including some weekends, with the ability to lift and carry items and stand or walk for extended periods.
• Reliable transportation for daily travel between properties, a reliable smartphone, a valid driver's license, a clean driving record, and proof of insurance are required.

Nice to have

• Background in construction, hospitality, or operations.
• Familiarity with emerging technologies and Google Suite.
