Senior Asset Manager (SFR)

Location: Remote from Dallas, TX, Atlanta, GA, Charlotte, NC, or Oakland, CA; occasional market visits required. U.S. work authorization is required.

Salary: $140,000–$160,000 annual base salary, plus eligibility for quarterly performance incentives.

What you will do

• Serve as the primary contact for asset management clients and deliver weekly, monthly, quarterly, and ad hoc performance reporting.
• Analyze portfolio performance, identify root causes, and recommend strategies to improve NOI, occupancy, revenue, rent growth, renewals, turns, and leasing velocity.
• Advise property managers and institutional investors on leasing, marketing, pricing, revenue management, budgets, capex, acquisitions, and dispositions.
• Build annual budgets and lead monthly budget-to-actual variance analysis with Accounting and cross-functional partners.
• Use Excel, Google Sheets, Sigma, dashboards, and financial models to analyze data and support investor and lender reporting.
• Improve SOPs and workflows, and use AI and automation to increase reporting accuracy and reduce repetitive work.

Requirements

• 5+ years of asset management experience with multifamily, BTR, or SFR properties.
• Bachelor’s degree or equivalent experience.
• Strong understanding of rental property operations, including occupancy, leasing, renewals, turns, pricing, concessions, expenses, and NOI drivers.
• Advanced Microsoft Excel and Google Sheets skills, including pivots, lookups, formulas, data validation, and large datasets.
• Experience with budgeting, reforecasting, variance analysis, financial reporting, and connecting operational drivers to financial results.
• Strong communication, stakeholder management, analytical, problem-solving, organizational, and negotiation skills.

• Experience with Sigma or similar business intelligence tools.
