Land Development Project Manager

Location: Midlothian, Virginia, United States

Salary: $60,000–$100,000 per year, plus potential bonus based on experience and qualifications.

What you will do

• Manage vendors, contractors, subcontractors, and field personnel developing raw land for homes, model homes, parks, amenities, landscaping, and hardscaping.
• Review civil improvement plans, geotechnical evaluations, landscape plans, project specifications, contracts, and as-built documentation.
• Oversee infrastructure installation, lot preparation, scheduling, critical path tracking, milestones, inspections, and delay reporting.
• Coordinate with jurisdictional officials, civil engineers, utility companies, consultants, homebuilding teams, and internal departments.
• Support bidding and contract awards by preparing scopes of work, bid packages, pay scales, quantity calculations, budgets, and purchase orders.
• Monitor market pricing, budget shortfalls, SWPPP and dust-control BMPs, site issues, and compliance with applicable codes and regulations.

Requirements

• Associate degree or equivalent from a two-year college or technical school.
• At least three years of related experience in civil construction, landscaping, irrigation systems, or hardscape installation and maintenance.
• Proficiency with scheduling software, MS Office, email, and DRH applications.
• Valid driver’s license and access to a vehicle.
• Ability to travel overnight and work directly with contractors and project stakeholders.
• Strong communication, multitasking, attention-to-detail, and professional judgment skills.
