Associate Director Real Estate

Location: Available in two locations; specific locations are not provided.

Salary: $149,000–$245,000 base salary per year, plus eligibility for 401(k), equity grants, and potentially an annual bonus.

What you will do

• Develop and execute real estate strategies for fulfillment centers, pharmacies, customer care sites, and corporate hubs.
• Lead new site acquisitions, lease renewals, dispositions, and build-to-suit lease transactions.
• Own negotiations from initial strategy through lease execution with Legal and external brokerage partners.
• Build NPV analyses, occupancy cost models, incentive analyses, and scenario comparisons for executive decisions.
• Lead market evaluations and site selection using labor, transportation, incentives, operating costs, and market conditions.
• Manage brokerage relationships, improve transaction governance and portfolio analytics, and mentor real estate managers and analysts.

Requirements

• Bachelor’s degree in Real Estate, Finance, Business, or a related field.
• 10+ years of commercial real estate experience with substantial transaction responsibility across industrial, office, healthcare, or specialty-use facilities.
• Experience leading transactions valued in the tens to hundreds of millions of dollars.
• Strong negotiation, relationship management, financial analysis, Excel, real estate modeling, communication, and executive presentation skills.
• Experience partnering with executive leadership and influencing complex business decisions.
• Ability to travel domestically approximately 25–40%.

Nice to have

• Master’s degree in Real Estate, Business Administration, Finance, or a related field.
• CCIM, SIOR, or CPM certification.
• Experience with demographic analysis, labor market evaluation, or supply chain network optimization.
• Comfort working in a pet-friendly environment.
