Senior Preconstruction Manager (Commercial Construction)

What you will do

• Lead preconstruction strategy for large, complex, and high-profile commercial projects.
• Manage, mentor, and oversee estimators and preconstruction team members.
• Direct conceptual budgeting, estimating, cost planning, and Guaranteed Maximum Price development.
• Develop trade partner strategies, procurement plans, buyout sequencing, logistics plans, schedules, and phasing strategies.
• Lead constructability reviews, value engineering, scope alignment, risk mitigation, and market condition assessments.
• Present estimates and recommendations to owners, architects, clients, business development teams, and executive leadership while ensuring a complete transition to operations.

Requirements

• 10+ years of commercial construction experience in preconstruction, estimating, or project management.
• Proven experience leading estimating or preconstruction teams.
• Strong understanding of labor and material market trends and subcontractor availability.
• Expertise in conceptual estimating and cost planning throughout design phases.
• Excellent leadership, communication, presentation, and client relationship skills, with the ability to manage multiple pursuits and stakeholder groups.
• Experience with commercial construction estimating, conceptual budgeting, cost modeling, GMP development, Bluebeam, Microsoft Excel, estimating platforms, value engineering, risk management, procurement planning, and constructability reviews.

Nice to have

• Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
• Experience with negotiated projects, CMAR, Design-Build, or design-assist delivery methods.
