Preconstruction Manager (Commercial Construction)

Location: On-site in Asheville, North Carolina

What you will do

• Lead preconstruction activities, including estimating, budgeting, scheduling, and client coordination.
• Develop conceptual budgets, quantity takeoffs, GMP proposals, value engineering recommendations, and milestone schedules.
• Review drawings, specifications, and contracts for accuracy and constructability.
• Solicit, evaluate, and negotiate subcontractor and supplier pricing.
• Partner with Operations on scope, logistics, staffing, execution strategies, and the handoff into construction.
• Support business development through proposals, interviews, and client presentations while managing relationships with clients, design teams, and trade partners.

Requirements

• 5+ years of commercial construction experience with strong preconstruction, estimating, or operations leadership experience.
• Required experience with CMAR and Design-Build project delivery.
• Strong estimating, budgeting, scheduling, cost analysis, bid management, and value engineering skills.
• Ability to read and interpret construction drawings, specifications, and contracts.
• Leadership, communication, negotiation, organization, analytical, and problem-solving skills.
• Bachelor’s degree in Construction Management, Engineering, or a related field preferred.

• Experience with Microsoft Office and construction management software.
