HVAC Building Services Manager (HVAC)

Location: Ohio - Columbus Metro; commercial properties throughout the Arena District in Columbus, Ohio

Salary: $97,000-$180,000 annually; expected starting salary range: $97,000-$145,000

What you will do

• Lead facilities maintenance supervisors, technicians, tradespeople, and service workers.
• Oversee maintenance and repairs for HVAC, electrical, building, grounds, janitorial, and life safety systems.
• Provide technical guidance on commercial HVAC systems, TRANE controls, and building automation.
• Manage contractors, vendor selection, service agreements, operating plans, and maintenance budgets.
• Develop safety procedures and improve maintenance methods, quality, and operating efficiency.
• Manage hiring, performance, training, workflow planning, compensation administration, and disciplinary actions.

Requirements

• At least eight years of relevant facility maintenance experience, including carpentry, structural work, painting, and plastering.
• Extensive commercial HVAC service and maintenance experience with strong diagnostic and troubleshooting skills.
• Experience leading HVAC technicians, facilities maintenance teams, or field service teams.
• Undergraduate or technical/vocational education, or equivalent work experience; specialist property management training is preferred.
• Knowledge of facility management, budgeting, financial analysis, project management, and applicable building, electrical, fire, EPA, federal, state, and local codes.
• Valid driver’s license and safe driving record required; rotating shifts and non-standard work hours may be required.

Nice to have

• TRANE controls and building automation expertise.
• Level I Vibration Analyst or Thermographer certification.
• Relevant state hydronics or HVAC license and CFC refrigerant certification.
