Facility Operating Engineer III (Westlake, TX)

Location: Westlake, Texas; candidates must reside in or near the location or be willing to relocate there at their own expense. Onsite presence is required.

Salary: $35.05–$52.88 per hour

What you will do

• Troubleshoot and perform preventive and corrective maintenance on mechanical, electrical, and plumbing equipment, including generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS systems, and water treatment systems.
• Respond to facility service requests, work orders, and urgent or critical incidents while minimizing disruption to employees.
• Use building automation systems to perform adjustments, retrieve data, and resolve environmental comfort and mechanical calibration issues.
• Conduct daily facility rounds, record readings, maintain engineering logs, and update CMMS work orders with accurate documentation.
• Order parts and supplies, maintain inventory, and preserve building plans, equipment specifications, manuals, drawings, and maintenance records.
• Oversee vendors during contracted maintenance and repair work, complete equipment competency exams, and follow safety and compliance requirements.

Requirements

• High school diploma or GED and Universal CFC certification.
• At least 6 years of facility operations engineering experience, including 4 years in critical facilities operations.
• Working knowledge of HVAC, plumbing, electrical equipment, repair and maintenance, building automation systems, CMMS, and commercial kitchen equipment.
• Knowledge of critical equipment system design and operating sequences, including generators, transfer switches, and UPS systems.
• Ability to interpret one-line drawings, blueprints, and schematics; intermediate Microsoft Office skills are required.
• Must be currently authorized to work full-time in the United States without employer sponsorship. Ability to work at heights up to and sometimes exceeding 100 feet, lift up to 50 pounds, and frequently move up to 100 pounds.

Nice to have

• Experience with Class A commercial buildings.
• Building Science education focused on electrical or mechanical operations.
• Trade school or mechanical vendor certifications, such as York or Trane, and an electrical or mechanical license.
• Experience solving complex problems and communicating clearly about mechanical, electrical, and plumbing systems.
