Salary: $27.82–$32.73 per hour, approximately $4,451–$5,237 per month based on 160 hours.

What you will do
- Operate, inspect, maintain, and repair HVAC, boilers, chillers, pumps, cooling towers, electrical equipment, plumbing systems, and related building infrastructure.
- Perform scheduled preventive and corrective maintenance, including filter changes, coil and condenser cleaning, lubrication, belt and bearing work, water-treatment monitoring, and equipment adjustments.
- Inspect engine rooms, fan rooms, electric rooms, generators, fire pumps, emergency exits, lighting, and other life-safety systems in accordance with NFPA and local requirements.
- Monitor energy-management systems and verify field conditions, equipment performance, and building comfort.
- Respond to fires, evacuations, equipment failures, customer concerns, and other emergency situations.
- Document completed work, report issues to supervisors, maintain safe work practices, and keep assigned properties clean and orderly.
Requirements
- At least 5 years of related experience operating and maintaining mechanical, electrical, and plumbing systems in commercial properties.
- High school diploma or GED equivalent; trade school or apprenticeship completion is preferred.
- Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, and energy-management systems.
- Required trade licenses or permits may include journeyman or master electrician, refrigeration, high-pressure boiler, or high-pressure steam operator credentials, depending on local requirements.
- Valid driver’s license, good driving record, basic proficiency with Outlook, Excel, and Word, and ability to read technical drawings and schematics.
- Ability to lift at least 50 pounds, climb, crouch, stand, travel between properties, and work independently during shifts or emergencies.
Nice to have
- Graduate of an apprenticeship program or trade school.
- Universal CFC technician certification where required by local licensing regulations.
