Building Operating Engineer

Location: Arlington, Virginia, USA; regular travel between properties and possible shift or on-call duties.

Salary: $32.30–$38.00 per hour

What you will do

• Operate, maintain, inspect, and repair mechanical, electrical, plumbing, HVAC, boiler, pump, chiller, cooling tower, and water systems.
• Perform preventive and corrective maintenance, including filter changes, coil and condenser cleaning, lubrication, belt and bearing work, equipment alignment, and water treatment monitoring.
• Monitor energy management systems and adjust controls, gauges, valves, thermostats, and air distribution equipment to maintain comfortable building conditions.
• Inspect emergency exits, fire and life-safety systems, generators, fire pumps, electrical rooms, and other building equipment.
• Document work, report activities to supervisors, and respond immediately to equipment failures, fires, evacuations, and customer concerns.
• Perform general property repairs and maintain clean, safe, and unobstructed work areas.

Requirements

• 5+ years of related experience operating mechanical, electrical, and plumbing systems in commercial properties.
• High school diploma or GED equivalent; trade school or apprenticeship completion is preferred.
• Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
• Knowledge of building systems operation, maintenance, repair, and energy management.
• Required trade licenses or permits may include journeyman or master electrician, refrigeration, high-pressure boiler, or high-pressure steam operator licenses.
• Valid driver’s license, good driving record, basic computer skills, and the ability to lift at least 50 pounds and work at heights or in varying weather conditions.
