Senior Director, Real Estate Strategy & Acquisitions (AI Infrastructure)

Location: San Francisco, CA, US; in-office five days per week. Candidates must be based in or willing to relocate to the San Francisco Bay Area.

Salary: $270,000–$320,000 annually plus bonus and restricted stock units.

What you will do

• Partner with the Chief Real Estate Officer to structure and execute joint ventures, programmatic platforms, and institutional real estate partnerships.
• Lead negotiations for sophisticated lease agreements, land acquisitions, and other commercial transactions.
• Support lender financings and prepare investment committee materials and lender packages.
• Represent the Chief Real Estate Officer’s office across Real Estate, Finance, Legal, and Energy teams.
• Conduct underwriting, sensitivity analysis, and executive-level briefings for complex deal structures.
• Monitor existing joint ventures and financing arrangements, anticipating refinancing needs and structural changes.

Requirements

• 15+ years of progressive leadership experience in real estate finance, acquisitions, or capital markets.
• Proven experience facilitating 9-figure transactions involving joint ventures, project finance, or complex credit facilities.
• Strong understanding of institutional investors, lenders, C-suite communication, PSAs, JV operating agreements, and loan documents.
• Advanced financial modeling skills and the ability to translate complex legal and financial concepts into actionable strategy.
• Must work onsite in San Francisco five days per week and be based in or willing to relocate to the San Francisco Bay Area.

Nice to have

• Experience in data centers, energy infrastructure, or industrial REITs.
• Background at a top-tier private equity firm, investment bank, or real estate operator.
• JD, MBA, or MS in Real Estate Development.
