Manager, Preconstruction (Data Center)

Location: United States; travel up to 25% based on business needs

Base salary: $120,000–$180,000 USD, with potential eligibility for bonus, equity, and/or commission programs

Nscale is developing a portfolio of hyperscale and mission-critical data center projects across North America.

What you will do

• Develop site-specific CapEx proformas, conceptual estimates, project cash flow and commitment/cancellation cost ledgers, and revenue-ready date forecasts.
• Perform independent take-offs, cost estimates, contractor pricing validations, and Prime Contractor Budget Reviews.
• Review contractor, subcontractor, colocation provider, power entity, design, and consultant proposals for scope completeness, cost competitiveness, and schedule integrity.
• Provide total development cost, constructability, schedule, and risk analysis from the conceptual phase through Construction Documents.
• Partner with Commercial Management, Sales, Site Selection, Design and Engineering, Construction, Energy, Procurement, Project Controls, and Finance.
• Standardize preconstruction procedures, reporting, estimating workflows, and digital tool adoption across projects.

Requirements

• Bachelor’s degree in Construction Management, Engineering, or a relevant discipline, or an equivalent combination of education and experience.
• 8+ years of related preconstruction or construction management experience.
• Experience managing Analysts and Senior Estimators and leading experienced professionals.
• Expertise in cost code divisions, conceptual estimating, cash flow modeling, GC and Contractor RFP review, and Contractor Budget Reviews.
• Strong understanding of construction drawings, specifications, and contracts at all design levels.
• Proficiency with Microsoft Office tools, including Excel, PowerPoint, SharePoint, and Word.

• Data center or mission-critical facility experience.
• Experience managing multiple high-value concurrent projects while maintaining deliverable quality and team cohesion.
