TL;DR
Project Manager, Real Estate (Renewable Energy): Managing real estate projects from acquisitions and greenfield development through construction and financial closings with an accent on land agreements, title and survey coordination, and vendor management. Focus on conducting acquisition due diligence, negotiating complex legal documents, coordinating construction debt and tax equity closings, and mitigating project risks.

Location: US, Houston, TX

Salary: $105,000–$131,325 per year, plus annual bonus

What you will do

  • Lead assigned real estate projects across acquisitions, greenfield development, early- and late-stage development, construction, and financial closings.
  • Draft and negotiate landowner, governmental, and third-party agreements, including leases, easements, purchase agreements, licenses, and rights-of-way.
  • Manage land-use permit conditions, vendor contracts, task orders, change orders, nondisclosure agreements, and statements of work.
  • Review title commitments, curative issues, insurance policies, endorsements, and American Land Title Association surveys from pre-construction through as-built stages.
  • Conduct real estate due diligence for project acquisitions and prepare executive-level memorandums covering project risks and liabilities.
  • Coordinate outside counsel, financial requests, project databases, real estate meetings, analysts, and communication with upper-level management.

Requirements

  • Bachelor’s degree, paralegal certificate, or at least five years of relevant real estate experience; alternatively, three to five years as a real estate paralegal.
  • At least five years of experience with commercial title and survey work, including review, negotiation, and coordination.
  • Experience closing large financial transactions, including construction debt financing and tax equity.
  • Experience conducting real estate due diligence for project acquisitions and interpreting legal documents, title reports, and ALTA surveys.
  • Strong communication, organization, prioritization, independent problem-solving, and deadline-management skills.
  • Proficiency in Microsoft Office and general knowledge of QuickBase, SAP Fiori, SAP Concur, ArcGIS, Ironclad, and Procore.
