What you will do

• Manage day-to-day building operations and financial activities for a Class AA real estate development.
• Develop and oversee preventive maintenance programs, engineering procedures, and capital replacement schedules.
• Conduct regular inspections of building systems and common areas to ensure a safe and attractive work environment.
• Act as the primary point of contact for retail tenants, managing move-ins/outs, property tours, and lease enforcement.
• Prepare and control annual operating and capital expenditure budgets in partnership with Finance.
• Supervise onsite employees and contractors, fostering a high-performing team culture.

Requirements

• Bachelor’s degree or equivalent professional experience.
• 5-7+ years of experience in managing commercial real estate.
• Expert proficiency in Microsoft Office (Word, Excel, Outlook).
• Strong understanding of property financials, reporting variances, and operating budgets.
• Excellent communication and diplomacy skills for interacting with corporate executives and contractors.
• Must be able to work onsite in Charlotte.

Nice to have

• Experience with work order system management, asset tracking, and ASHRAE.
• CPM or RPA certifications.
• State-specific Real Estate License.
