TL;DR
Senior Design Coordinator: Responsible for coordinating all design and technical aspects of residential building projects to ensure delivery on budget and programme, with an accent on technical design management, compliance, and approvals. What you will do
- Lead technical and design processes across design, procurement, and construction, coordinating design teams and subcontractors to deliver on time and within budget.
- Manage scheme design in line with the agreed programme, ensuring company targets and buildability/value through quality and cost effectiveness.
- Review and develop bid inputs and design information, including technical appraisals, compliance checks, consultant fee requirements, and design programme planning.
- Produce, develop, control, and manage project-specific design scoping and design programmes; coordinate procurement of consultant and subcontractor designers.
- Fulfil CDM Principal Designer and Building Regulations Principal Design (Designated Individual) responsibilities; ensure designs comply with regulations, planning consent, and system literature.
- Manage design information flow, document control, change control for variations, RFIs close-out, site visits/meetings, and handover deliverables (golden thread, H&S files, O&M manuals, resident packs).
Requirements
- Proven track record managing all aspects of the design and technical process for residential buildings.
- Strong technical knowledge to assess, challenge, and monitor design compliance, including building safety legislative framework and Building Regulations dutyholder roles & competency requirements.
- Ability to review drawings and identify buildability and technical issues; strong written and verbal communication skills.
- Leadership and people management skills, including goal setting, performance management, feedback, direction, support, and coaching.
- Up-to-date construction industry knowledge of legislation and procedures, plus understanding of construction project methodology and sequencing (design and pre-construction activities).
- Valid driving licence.
Nice to have
- Experience with CAD (AutoCAD or Revit) and knowledge/understanding of BIM.
- Knowledge of PAS9980 fire risk assessments, EWS1s, and FRAEW.
- Temporary works knowledge and experience.
- Member of a relevant professional body (e.g., CIOB, CIAT, RICS) and/or Architectural qualification at least Level 4 (HNC/NVQ4 or equivalent).
