Location: Tokyo, Japan. Hybrid policy: staff are expected to be in the office at least 25% of the time.

What you will do

• Lead the RFP and commercial sourcing process for data center deals across Japan.
• Negotiate term sheets and manage the LOI process to secure capacity meeting technical and business requirements.
• Coordinate cross-functional stakeholders, including legal, finance, platform engineering, and network teams, for deal closure.
• Navigate Japan-specific permitting, grid connection, and regulatory requirements in coordination with utilities and government ministries.
• Develop and refine transaction playbooks to enable scalable infrastructure expansion.
• Manage complex digital infrastructure development activities to a construction-ready state.

Requirements

• 10+ years of experience in transaction management, commercial real estate, or infrastructure procurement in Japan.
• Proven track record of managing complex, multi-stakeholder transactions from sourcing to execution.
• Expertise in structuring term sheets, LOIs, and commercial agreements.
• Deep familiarity with Japanese business culture, including consensus-building (nemawashi) and relationship-driven dynamics.
• Must be based in or able to work in Tokyo, Japan.
• Exceptional communication skills for coordinating across time zones with US-based HQ teams.

Nice to have

• Experience with hyperscale infrastructure specifically in Japan or the broader APAC region.
• Business-level proficiency in Japanese.
• Knowledge of technical AI/ML workload requirements, such as power density and cooling.
• Experience with Japanese law regarding lease negotiations or infrastructure agreements.
• Understanding of utility coordination and renewable energy procurement (FIT/FIP, PPAs) in Japan.
