Pre-Construction Senior Project Manager (Data Centres)

What you will do

• Define project vision, functional requirements, SMART goals, and primary deliverables.
• Coordinate land surveys, geotechnical and soil testing, utility mapping, and structural assessments to identify site constraints.
• Manage architectural and engineering design development, BIM, code compliance checks, and value engineering.
• Develop milestone estimates, quantity takeoffs, cashflow projections, contingencies, allowances, timelines, roadmaps, WBS structures, and critical path milestones.
• Coordinate zoning reviews, environmental impact assessments, permits, local authority approvals, tender documents, RFPs, subcontractor pre-qualification, bid leveling, and early procurement of long-lead materials.
• Establish risk registers, safety reviews, and stakeholder reporting protocols.

Requirements

• Experience in data centres, mission-critical environments, or complex construction.
• Strong experience across RIBA stages 0–4.
• Client-side or consultancy Project Manager experience.
• Experience with tender management and contractor appointment.
• Experience in risk, change, and stakeholder management.
• Understanding of construction methodology and constructability.
• Experience taking projects from concept through to construction readiness.

Nice to have

• Chartered Building Surveyor, Design Manager, or equivalent qualification.
• Experience in design development, building regulations, and planning.
• Procurement experience.
• International or EMEA project experience.
• Experience with complex utilities, power, or infrastructure interfaces.
