Manager, Preconstruction, AMERS (Data Centers)

Location: AMER; responsibilities and market coverage across North America; travel up to 25% based on business needs

Base salary: $100,000–$180,000 USD per year, with potential eligibility for bonus, equity, and/or commission programs

Nscale develops regional infrastructure and data center projects for wholesale and hyperscale customers.

What you will do

• Lead site-specific CapEx proformas, conceptual estimates, take-offs, cash flow and commitment ledgers, GC RFP reviews, and delivery schedules.
• Co-lead project development strategy and revenue-ready date forecasting from early concepts through Construction Document sets.
• Review prime contractor and major trade proposals, validating scope, pricing, schedules, and internal project budgets.
• Analyze drawings, specifications, contracts, labor estimates, cost drivers, and constructability risks across prospective North American sites.
• Maintain the project cost database, apply lessons learned, and improve estimating and cost-management processes.
• Collaborate with Estimating, Construction, Cost Controls, Design Engineering, Operations, Finance, Site Selection, and senior management.

Requirements

• Bachelor’s degree in Construction Management, Engineering, or a relevant discipline, or an equivalent combination of education and experience.
• 7+ years of related preconstruction or construction management experience.
• Experience developing and reviewing CapEx proformas, conceptual estimates, and cash flow models.
• Experience evaluating General Contractor and major trade proposals for scope, cost, and schedule impacts.
• Strong understanding of construction drawings, specifications, contracts, and documents across design stages.
• Proficiency with Excel, PowerPoint, SharePoint, Word, and the ability to manage competing priorities in a fast-paced environment.
