Community Manager (Manufactured Housing)

Location: Palm Harbor Estates, Mesa, Arizona; onsite. The role includes office-based work, regular property activity, resident and vendor interaction, property inspections, and occasional response to urgent needs outside standard business hours.

Salary: $60,000–$65,000 annual base salary plus a performance incentive opportunity of approximately $2,000 per month.

What you will do

• Lead daily operations and overall performance for a 246-site, all-ages manufactured housing community.
• Supervise, coach, and hold accountable a two-person maintenance team.
• Build resident relationships, manage communications and policies, and resolve concerns professionally.
• Own property-level financial performance, including budgets, controllable expenses, NOI, occupancy, collections, and resident satisfaction.
• Manage home sales activities, including leads, showings, follow-up, closings, marketing support, and occupancy growth.
• Coordinate vendors, conduct property walks, and maintain safe, clean, attractive community standards.

Requirements

• At least 2 years of property management experience; manufactured housing or RV community experience is strongly preferred.
• Previous experience supervising or leading employees.
• Experience with property-level financial performance, budgets, P&Ls, or operational scorecards.
• Sales, leasing, or occupancy-growth experience, with strong communication, organization, problem-solving, and conflict-resolution skills.
• Comfort using property management software and business technology; a valid driver's license and reliable transportation are required.
• Ability to complete a criminal background check and perform regular walking, standing, bending, climbing stairs, and occasional lifting or moving of up to 25 pounds.
